Reg. 462/24. Each municipality has also written its own local zoning standards for a detached suite's size, height, setbacks, and lot coverage, and those standards differ from town to town and change periodically, so our feasibility review confirms the specific current bylaw for whichever of the four your property sits in before any design work begins.
King City: Estate Lots and Horse Country
King Township, and King City in particular, is known for large estate lots, working horse farms, and some of the most spacious residential properties in York Region, a legacy of the area's rural and equestrian character even as it has grown more suburban. Space is rarely the constraint on a King City garden suite; septic and well servicing sometimes is, since parts of the township sit outside full municipal water and sewer service, which changes both the servicing plan and, in some cases, the site conditions a foundation needs to account for. Where full municipal servicing is available, King City lots offer some of the most comfortable design conditions in our entire service area.
Stouffville: Growth Meets Family Demand
Stouffville has been one of York Region's fastest-growing communities, adding new subdivisions alongside its historic Main Street core, and that growth has brought a younger population with strong multigenerational and family-driven demand for garden suites, alongside straightforward rental economics tied to the Stouffville GO line. Newer Stouffville subdivisions carry standardized suburban lot dimensions similar to fast-growing towns elsewhere in the GTA, generally workable but requiring precise, footprint-efficient design, while the older village core offers deeper, more established lots closer in character to Uxbridge or Markham's older neighbourhoods. Either way, an accurate survey against Stouffville's current bylaw is the first step, since the town's rapid growth means its ARU standards have themselves evolved in recent years.
Aurora and Newmarket: Heritage Main Streets
Aurora and Newmarket both carry well-preserved historic downtown cores along Yonge Street, with heritage character that each town actively protects, and properties within or near designated heritage areas can face an added heritage review step for exterior construction, including a garden suite, beyond the standard zoning and permit process. Away from these heritage cores, both towns have substantial mid-century and later suburban housing stock on more standard lots, generally straightforward for garden suite construction. Both towns also benefit from direct GO rail service and Highway 404 access, supporting rental demand independent of a specific neighbourhood's lot age or character, which is a genuine advantage over towns that depend on a single commuting route.
Servicing and Costs Across the Four Towns
Newmarket, Aurora, and Stouffville are broadly serviced with municipal water and sanitary sewer in their built-up areas, while parts of King Township rely on private septic and well systems, a distinction that meaningfully changes the servicing plan and sometimes the site assessment required before design. Costs follow the regional range, with custom builds typically running $285,000 to $450,000 or more all-in and prefab options starting from around $225,000, with King City estate properties needing septic-related site work sometimes landing toward the upper end, and heritage-area reviews in Aurora or Newmarket occasionally adding to the timeline and soft costs rather than the construction cost itself. Rent and Value Along the 404 and Yonge Corridors
A self-contained one-bedroom garden suite across this northern belt generally sits within the broader GTA reference range of roughly $1,900 to $2,600 a month, with suites near a GO station in Aurora, Newmarket, or Stouffville, or within easy reach of Highway 404, trending toward the upper half of that range, while King City's more rural, estate-lot character shifts many local projects toward family housing rather than a rental-first strategy.
