Seasonal roads that are not maintained to full winter standard, shoreline setback rules tied to conservation authority mapping, septic systems sized decades ago for a much smaller seasonal footprint, and construction access that can disappear for months at a time all change how a project gets planned. None of this means a garden suite is off the table in cottage country; it means the honest first step is confirming what a specific lot can actually support before falling in love with a floor plan, which is exactly what a proper feasibility review is for.

Ontario’s ARU Rules Still Apply, With Extra Layers

The provincial floor holds in cottage country the same as anywhere else: Bill 23 and O. Reg. 462/24 entitle most serviced residential lots to up to three units as-of-right, and a compliant design still avoids the rezoning and Committee of Adjustment process that used to slow projects down.
