Ontario’s Budget 2026 proposes enhancing the provincial portion of the HST rebate available on new residential rental construction, a category that includes garden suites built for long-term rental. The provincial enhancement is specifically aimed at encouraging more purpose-built rental housing, including secondary suites, within a defined window, which makes the timing of your project genuinely relevant to whether this particular benefit applies to you. For homeowners already planning a rental suite, that timing detail is worth understanding well before contracts are signed.

The Window That Matters: April 2026 to March 2027 Agreements

As proposed, the enhanced provincial rebate applies to agreements entered into between April 1, 2026 and March 31, 2027.
