Buying a Condo for Mom vs Building a Garden Suite

A condo for a parent versus a garden suite on your own land: real numbers on cost, fees, proximity, and long-term value to help your family decide.

Two Paths to Getting Mom Closer

When aging parents need to be closer, two options come up in almost every family conversation: buy them a condo nearby, or build them a garden suite in your own backyard. Both solve the same emotional problem, wanting a parent close enough to check on without living in each other's pockets, but they are financially and logistically very different paths. A condo purchase is a real estate transaction: you're buying an existing unit, in an existing building, with existing rules and fees that continue for as long as anyone owns it. A garden suite is a construction project on land you already own: a one-time cost that produces a home with no ongoing fees, sitting close enough that checking in means walking across the yard rather than driving across town. Neither is wrong, but the numbers and the day-to-day reality look nothing alike.

The Honest Case for Buying a Condo

A condo has real advantages a backyard build can't match. It's move-in ready, no permits, no construction timeline, no living through a build, which matters if a parent's health needs a solution in weeks rather than months. Many condo buildings offer elevators, on-site security, and amenities that suit an older adult better than a two-storey house, and being in an established building near a hospital, a place of worship, or long-time friends can matter more than proximity to your own backyard. A condo is also a liquid asset in a way a garden suite isn't: if care needs change and a parent eventually moves to assisted living, the unit can be sold on the open market like any other property, with a fairly predictable buyer pool. For families who value amenities, location flexibility, or a fast timeline over daily proximity, a condo can be the right, considered choice, not just the default one.

The Honest Case for a Garden Suite

A garden suite's advantage is proximity that a condo, however close, can't replicate: your parent is thirty steps away, not a fifteen-minute drive, which changes what checking in actually looks like on a bad night or a snow day. It's also a one-time cost rather than a recurring one: a suite has no condo fees, no special assessments, and no monthly bill that continues whether or not your parent is happy there. If the suite is built for a parent aged 65 or older, or for an adult eligible for the disability tax credit, the Multigenerational Home Renovation Tax Credit returns up to roughly $7,500 on qualifying costs, money a condo purchase can't claim. And unlike a condo unit, the suite is a permanent asset on your own land, one that can house a different family member, become a rental, or add resale value long after your parent no longer needs it. The trade-off is a six-to-ten-month build and needing workable backyard space.

The Money, Side by Side

A one-bedroom condo suited to a parent in much of the GTA can run anywhere from roughly $500,000 to $700,000 or more depending on the market and building, and that number is just the purchase price. Layer on typical Ontario land transfer tax, commonly 1.5% to 2.5% of the purchase price provincially and effectively doubling inside Toronto once the municipal land transfer tax is added, plus closing costs, and then condo fees, which typically run $400 to $700 or more a month depending on the building and its amenities, forever. A custom garden suite costs $285,000 to $450,000-plus all-in, or from $225,000 for prefab, as a one-time construction cost with no recurring fees, and the MHRTC can return up to $7,500 of that if the suite houses a qualifying parent. Sell the condo later and a typical combined realtor commission of around 5% comes off the top; sell the house with the suite attached and you're generally selling one asset, not disposing of a second one separately. Over a decade, the fee-free suite usually wins on pure math.

Choose a Condo If… / Choose a Garden Suite If…

Choose a condo if your parent's care needs require a fast, weeks-not-months timeline; if amenities like an elevator, concierge, or proximity to a specific hospital matter more than proximity to you; if your yard genuinely can't support a detached build; or if your parent would rather maintain independence in their own separately-owned property. Choose a garden suite if daily proximity is the priority, if you want to avoid condo fees and special assessments running for as long as your parent lives there, if the suite could later serve another purpose once your parent's needs change, or if you'd rather put money into an asset on your own land than into someone else's building. Plenty of families land somewhere in between, buying a condo now for a parent who's still independent, with a garden suite as the plan for when more hands-on help is needed.
