Garden Suite vs Retirement Residence: The 10-Year Cost Gap

Retirement residence fees can exceed $900,000 over a decade, while a garden suite is a one-time build. Here is an honest ten-year comparison, including when a residence is genuinely right.

Two Very Different Ways to House a Parent

Retirement residences and garden suites solve overlapping but different problems, and conflating them leads families to compare the wrong things. A retirement residence is a service, a private room or suite with staff, meals, programming, and often on-site nursing available around the clock, priced as a recurring monthly fee for as long as your parent lives there. A garden suite is a building, a one-time construction project that gives a parent an independent home twenty steps from yours, with no staff, no dining hall, and no built-in medical support. For a parent who is genuinely independent and just wants to be close to family, a garden suite usually wins on both cost and quality of life. For a parent with real care needs, medication management, mobility support, dementia care, a retirement residence can be the right and sometimes the only responsible choice. The honest comparison starts with care needs, not cost.

The Honest Case for a Retirement Residence

A retirement residence exists because some care needs genuinely require staff, not just proximity. Round-the-clock support, medication administration, help with bathing and dressing, and on-site nursing are services a family, however devoted, usually can't replicate safely at home, and residences are staffed and licensed specifically to provide them. They also offer built-in social programming and peer community, which matters enormously for a parent's mental health and can be harder to arrange for someone living independently, even next door to family. For families managing full-time jobs and their own children, a residence removes caregiving logistics that a garden suite doesn't: no one in the family has to coordinate meals, medication, or emergency response, because staff are already there. If your parent's health has progressed to needing hands-on daily care, a retirement residence isn't a fallback option, it's frequently the responsible one, and no amount of proximity from a backyard suite replaces trained care staff.

The Honest Case for a Garden Suite

For a parent who is still independent, cooking their own meals, managing their own medications, driving or getting around on their own, a garden suite offers something a residence structurally can't: a real, private home, not a rented room in an institution, and daily contact with family that happens naturally rather than through visiting hours. It's also a one-time cost rather than a bill that recurs indefinitely, which matters because nobody can predict how many years a parent will need housing. A single-storey suite designed with a no-step entrance, wider doorways, and blocking for future grab bars means the home can adapt if care needs increase later, without forcing a move. And unlike a monthly residence fee, the suite remains a permanent asset on your property after your parent no longer needs it, ready to become a rental, an office, or housing for the next family member who does.

The 10-Year Math

Ontario retirement residence fees vary widely by region and care level, but a private suite with meals and basic support commonly runs somewhere in the range of $4,000 to $8,000 a month, and that figure climbs as care needs increase, with add-on charges for higher levels of assistance. Over ten years, even the low end of that range totals roughly $480,000, and the higher end can exceed $900,000, money spent entirely on rent for a room your family never owns. A custom garden suite costs $285,000 to $450,000-plus all-in as a single, one-time expense, with prefab from $225,000, and the Multigenerational Home Renovation Tax Credit can return up to roughly $7,500 of that if your parent qualifies. Even accounting for insurance, utilities, and maintenance on the suite, a ten-year comparison overwhelmingly favours the suite on pure cost, provided your parent's care needs don't exceed what family and community support can reasonably provide.

Choose a Residence If… / Choose a Garden Suite If…

Choose a retirement residence if your parent needs daily hands-on care, medication management, or on-site nursing that family members can't safely provide; if social programming and peer community matter more to your parent than living beside family; or if your property genuinely can't support a detached suite. Choose a garden suite if your parent is independent and simply wants to be close to family without giving up their own home; if the ten-year cost gap matters to your family's finances; or if you expect care needs to stay light-to-moderate and manageable with occasional family and home-care support rather than full-time staff. Many families also use a garden suite as the first stage and revisit a residence later if care needs escalate significantly, treating the suite as years of independent, affordable living rather than a lifetime commitment either way.

A Realistic Next Step

We're not in a position to advise on care needs, that's a conversation for your parent's doctor and your family, but if independence and proximity are the goals, our free feasibility assessment tells you honestly what your backyard can support and what a suite built for aging in place would realistically cost. Every in-law suite we design plans for the future as well as the present: no-step entrances, wider doorways, and blocking for grab bars that can be added later without a renovation. Design, permits, and construction run under one contract with a two-year workmanship warranty, and if your family's answer turns out to be a retirement residence instead, that's a perfectly reasonable outcome, just one we won't pretend to be the right people to help you build.
